Spanish mortgage calculator: monthly payment and income needed

Checked on 08/10/2026

Type the price, the deposit you expect to put in, the interest rate a bank has quoted you and the number of years. You see the monthly payment, the total interest, the income that payment calls for and the savings you need on the day of the deed.

The rate, the deposit and the term are bank conditions, not rules: type the ones you were quoted. The figures we start with are examples so the page is not empty.

Notary, registry and lawyer (estimate)€5,175

By law the bank, not you, pays the notary fees for the mortgage deed, the registration of the mortgage and the gestoría, and the stamp duty (AJD) on it. You pay the valuation.

Estimate with your figures and the taxes read on 08/10/2026. It is not an offer: the bank's offer (FEIN) is what binds.

This is an estimate, not financial or legal advice. Only a bank's binding offer (FEIN) gives you real conditions.

How it is worked out

The loan is the price minus your deposit. The monthly payment is the usual one for a fixed-rate loan with constant instalments: the amount, the monthly rate (the annual rate divided by twelve) and the number of months.

The income needed is the payment divided by 0.30 and by 0.35: banks commonly want the payment not to go beyond about a third of net income. That is practice, not law, and each bank has its own rules.

The savings you need are the deposit plus the taxes and costs of buying: transfer tax (ITP) 9% on a resale, 11% above one million euros; or VAT 10% plus stamp duty (AJD) 1.4% on a new build; plus an estimate for notary, registry and lawyer, the same as in our buying costs calculator.

Frequently asked questions

How much deposit does a non-resident need for a Spanish mortgage?
No official source sets a percentage: each bank decides. In practice non-residents are usually asked for a larger deposit than residents. Type the deposit you were quoted and add the purchase costs, which the calculator shows.
How much income do I need?
Banks commonly want the payment to be about 30% to 35% of net income. The calculator shows the income that range calls for. It is a rule of thumb, not a law.
Who pays the mortgage notary, registry and stamp duty?
The bank, by law (Ley 5/2019 article 14, and article 29 of the transfer tax law for the stamp duty). You pay the valuation and the costs of the purchase itself.
What is the FEIN?
The standard information sheet the bank gives you with its binding offer. By law you must get it at least ten calendar days before signing.
Is this an offer?
No. It is an estimate. Only the bank's binding offer gives you real conditions.
