Step 1 of 2

What is your project?

The asking price is only part of it. Between taxes, the notary, the land registry and a lawyer, a buyer in the Valencian Community should budget roughly a tenth of the price again. Put your numbers in and see where the money goes.

  • Transfer tax (ITP) 9 %€18,000
  • Notary€1,000
  • Land registry€800
  • Lawyer, 1% plus VAT€2,420
  • Costs on top of the price€22,220
What you actually need€222,220

That is 11.1% on top of the asking price.

Rates read on 08/10/2026 in the consolidated text of Ley 13/1997 of the Generalitat Valenciana (BOE): transfer tax (ITP) 9% since 1 June 2026, 11% above one million euros; stamp duty (AJD) 1.4% on a home that is not your main residence; VAT on a new build 10%. They are used to give you an order of magnitude. Reduced transfer tax rates exist for buyers under 35, for large families and for people with a disability. Your notary and land registry fees depend on the price and the deed. This is not tax advice.

Common questions

How much on top of the price should I budget in the Valencian Community?
Between 10 and 12 per cent of the purchase price for a resale property, and around 13 to 15 per cent for a new build, once transfer tax or VAT, notary, land registry and legal fees are counted.
What is ITP?
Impuesto de Transmisiones Patrimoniales, the transfer tax paid by the buyer on a resale property. In the Valencian Community the general rate is 9 per cent of the declared price since 1 June 2026 (11 per cent above one million euros; it was 10 per cent before).
Do I pay VAT on a new build?
Yes. A new build from a developer carries 10 per cent VAT plus 1.4 per cent stamp duty (AJD) in the Valencian Community (0.1 per cent if it is your main home), instead of transfer tax.
Do I need a lawyer to buy in Spain?
It is not compulsory, but an independent lawyer is the usual protection for a foreign buyer: they check the deeds, debts, licences and community charges before you sign. Budget around 1 per cent of the price plus VAT.
