Step 1 of 2

What is your project?

Three of the most popular spots on the southern Costa Blanca, compared on lifestyle, prices, winter life, rental demand and who each one really suits.

"Costa Blanca South" covers a lot of ground, and three areas come up again and again with international buyers. They are within fifteen minutes of each other, and they are genuinely different places to own a home. Here is how to think about them before you spend a weekend viewing.

Torrevieja centre

The town proper, built around a working marina and two salt lakes, one of them pink. It is the most urban and the most year-round of the three: schools, health centres, a hospital, supermarkets and restaurants that are open in January and not only in August. Apartments dominate, many of them from the 1980s and 1990s, and it is the most budget-friendly of the three per square metre.

It suits buyers who want a real town rather than a resort, who do not want to depend on a car, and who plan to spend winters here. The trade-off is that it is busy, dense and, in the older blocks, in need of renovation.

La Zenia

Part of Orihuela Costa, a few minutes south. Known for its beaches, its golf courses and the largest shopping centre on the coast. It is more resort than town: quieter in winter, busier in summer, and built mostly of townhouses, semi-detached homes and villas rather than apartment blocks.

It suits families, golfers and buyers who want a newer property with a garden or a communal pool. Summer rental demand is strong. The trade-off is that some streets genuinely empty out from November to February, and you will use the car for almost everything.

Punta Prima

On the border between Torrevieja and Orihuela Costa, right on the sea. Newer developments, sea-view apartments, a promenade and easy beach access. It is the middle ground: quieter than the town centre, more built-up and better served than the outer edges of La Zenia.

It suits buyers who want the sea in front of them without giving up shops and restaurants within walking distance, and it holds its value well because the seafront supply is finite.

Side by side

Reduced to the things that actually change your life as an owner:

  • Winter life: Torrevieja centre is open all year; Punta Prima is quiet but alive; parts of La Zenia close.
  • Property type: apartments in Torrevieja, apartments and townhouses in Punta Prima, houses and villas in La Zenia.
  • Car dependence: low in the centre, medium in Punta Prima, high in La Zenia.
  • Price per square metre: lowest in Torrevieja centre, highest on the Punta Prima seafront.
  • Holiday rental demand: strongest in La Zenia and Punta Prima; steadier long-let demand in the town.

The mistake most buyers make

Visiting once, in May or September, and buying on the feeling of that week. Almost everything on this coast is pleasant in spring. What separates these three areas is January: whether the bakery is open, whether the bus runs, whether your neighbours are there. If you can only visit once, ask the agency directly what the street looks like in winter, and ask a second agency the same question.

How this should change which agent you choose

Agencies here specialise more than they admit. Some know the older Torrevieja blocks street by street and have very little on the Orihuela Costa side; others live off new-build villas and will steer you there whatever you asked for. On each town page you can see which areas an agency actually covers and which languages it works in, and you can put three of them side by side before you write to any of them.

Questions people ask

Which is cheaper, Torrevieja or Orihuela Costa?

Torrevieja centre is generally the cheaper of the two per square metre, because most of its stock is older apartments. Orihuela Costa areas such as La Zenia and Cabo Roig are dominated by newer townhouses and villas, which carry a higher price and higher community fees.

Is Punta Prima in Torrevieja or Orihuela Costa?

Both, in practice. The name covers an area that straddles the boundary between the two municipalities. It matters more than it sounds: the town hall you deal with, the IBI bill and the rubbish charge depend on which side of the line the property sits, so check the municipality on the deed and not only the marketing name.

Which area is best for renting out in summer?

La Zenia and Punta Prima have the strongest holiday demand, being closer to the beaches and the shopping centre. Bear in mind that holiday letting in the Valencian Community requires a tourist licence, and that the rules have been tightening. Confirm the current position for the exact property before you count on rental income.

Do I need a car?

Not in Torrevieja centre, where you can live on foot and by bus. In La Zenia and the outer urbanisations a car is close to essential, especially outside the summer season when bus frequencies drop.
