The order they turn up in

1. 11Authorised electricianThe installer registration number issued by the Generalitat Valenciana. An electrician without it can do the work but cannot sign the certificate.
2. 12PlumberFor gas work, a separate certification. A plumber is not automatically a gas fitter, and a gas appliance signed off by the wrong person voids the house insurance.
3. 13Air conditioning and heat pumpsThe RITE certification for refrigerant gases. Without it the installation cannot legally be signed off, and it is the paperwork an insurer asks for after a fire.
4. 14Solar panelsThat the quote includes the legalisation and the connection agreement, not only the panels, and whether your urbanisation rules allow them on that roof.
5. 15Locksmith and alarmFor an alarm connected to a monitoring centre, the company must be registered with the Ministry of the Interior. A camera you watch yourself does not need that, and does not give it either.
6. 16Mosquito screens, blinds, pergolas, metalworkFor anything fixed to the outside, ask whether the community rules and the town hall allow it. A pergola taken down again is the most expensive one there is.
7. 17Furnishing the whole houseThat the quote lists every room and every item, and who carries the risk if the completion date moves. It usually moves.
8. 18Painter, kitchen and bathroomFor anything structural, a licence from the town hall, and a quote with a date. In this area the second is harder to get than the first.
